1. Algorithmic Estimates vs. Confirmed Transactions
REmined uses available public records, licensed property data, and information supplied through enabled contribution features. In evaluating outputs, please observe the following distinctions:
- Algorithmic Estimates: Rent and valuation estimates depend on the available data, selected comparison method, and assumptions shown for the particular analysis. Predicted Net Operating Income (NOI) is an algorithmic projection and is not proof of current actual income.
- Seller-Reported Figures: Figures supplied by listing brokers, sellers, or managers may omit costs, use assumptions, or contain errors. Their appearance in a report does not mean REmined verified or endorses them. Check each analysis's income source and expenses before relying on its results.
- Document-Verified Data: An MLS closed or leased status does not prove that REmined reviewed an executed contract or verified payment. A document-review label refers only to the review actually recorded. Neither a system estimate nor an unverified contribution is a completed transaction.
2. Multi-Unit Analysis and Permitting Disclosures
County tax rolls and real estate listings frequently display differing living configurations. On multi-unit residential properties:
- Supported Baseline Analysis: For a conservative baseline, use the unit count supported by applicable official records and approval evidence, with the full purchase price and full building expenses. For example, four supported units and six seller-claimed units are different assumptions. A county record alone does not establish every aspect of legal use.
- Conditional Additional Scenarios: Any analysis using additional unverified units should be treated as a separate conditional scenario. Extra projected income does not establish that the configuration is permitted, financeable, or realizable on resale.
- Lending and Legal Risk: Projected income from unverified additional units may not be accepted by mortgage lenders, institutional appraisers, or municipal zoning authorities. While a missing permit does not conclusively establish illegality, it requires licensed municipal inspection and zoning due diligence.
3. Standard Financial Metric Definitions
Use these definitions to interpret financial results, and inspect the actual inputs and included costs shown in each tool:
- Capitalization Rate (Cap Rate): Calculated as projected Net Operating Income (NOI) divided by the purchase price, evaluated strictly prior to debt service.
- Cash-on-Cash Return (CoC): Calculated as annual pre-tax cash flow after debt service divided by total initial cash invested. Total initial cash invested includes down payment, customary loan acquisition fees, and projected upfront renovation capital. Identify operating and capital reserves separately and avoid deducting the same reserve twice. Confirm that all relevant upfront costs are included in the particular analysis.
- Effective Monthly Rent: Contract monthly rent adjusted for verified lease concessions amortized over confirmed contract months:
(Contract Rent × Months − Free Months Rent − One-Time Concession) / Months. If concessions or lease length are unknown, effective rent cannot be confirmed from those inputs.
4. Independent Verification Mandatory
Real estate market data is subject to reporting delays, data entry errors, and timing lags. All square footage measurements, boundaries, municipal code compliance, property tax assessments, HOA fees, and insurance rates must be independently reviewed and verified with licensed engineers, certified appraisers, attorneys, and county officials.
